Advanced user of AMSI – eServiceIt does the basics. Maintenance request reports are helpful because they allow you to count how many service requests were completed at each site, although I have not figure out whether it's possible, (and if it is, how) to break it down by maintenance category. It has the capability to assign service requests to different techs, although it is not intuitive to figure out how to do so. You can input requests from different properties at the same time. You can adjust the types of requests to fit what you typically work on at each property.
Where do I begin. In today's world of everything AppFolio and Yardi offers, AMSI is comparable to sending a quick e-mail via. fax. There are no mobile capabilities, which is a big deal when your properties are small and spread out and maintenance techs can't always be in the office to grab them. Barely anything integrates with it. It is not intuitive, and does not have half of the reports that make it convenient for property management. To input a request takes about five steps, and fields are super confusing and repeat. There is no option to keep inventory or to take photos straight from the software to note requests or issues.
Consider as a last resort
Keeping service requests in one place. Reports totaling the requests and easily identifiable big picture issues (for instance -- a lot of HVAC calls in the same building = let's budget for a new system).
