Sold me a defective product and offers NO REFUNDS! Bait and Switch!
What do you like best?
They have a beautifully designed website with lots of "glowing" tweet reviews. The sale team picks up the phone right away, and tells you their product has all these great features and will save you both time and money as a property manager. But that is all a trick to get you to pay....
What do you dislike?
I manage about 50 units and I was looking to move away from QuickBooks into a real PM software. So I found ManageCasa via Google search. I had a few simple needs that I want out of a PM software 1) be able to do double-entry accounting (i.e. real accounting with journal entries) and 2) have my bank transactions imported from my bank to the PM software, so I can just tag each transaction with an expense type and a property. So I called the sales team, and one of the rep told me that the free version don't have these features, but if I sign up for the paid version I would have them. She was so convincing that I ended up paying for a whole year's subscription fees thinking these are very basic features that every PM software would have.
That's when everything went downhill... After I signed up, I proceeded to set up my bank account. I thought it would pull in all the transactions from that bank account. But I couldn't find how to do it. So I called customer service (note this is NOT sales anymore.) Initially, the customer service rep told me, yeah, we have this feature. But after a few runarounds, they told me that the auto-import feature does not exist, and I have to take a paper bank statement each month, and manually enter all the bank transactions into ManageCasa one by one. I was so shock and asked which property manager would want to enter hundreds of transactions by hand each month, and what is the point of paying for ManageCasa? All other PM software can download transactions automatically. (i.e. Buildium, Appfolio, PropertyWare, even QuickBooks) The rep later told me that they are still working on this feature, but don't have an ETA.
At this point, I concluded that I was sold a defective product. So I requested a refund, since I have only signed up for 2 days, and just added one property. Shockingly, one of the sales engineers bluntly emailed me that said they have a NO REFUND under any circumstances policy. WHAT?! I said, how can you not refund for a defective product. After a few backs and forth with no success, I decided that I need to file a dispute with my credit card company for a refund.
Unfortunately, I discovered that my subscription fee was NOT paid via a credit card. I paid it when I signed up and entered my bank account information. All along I thought it was used to download my bank transactions. But the ONLY reason they wanted my bank information was to charge my bank account (instead of a credit card), so that I may not file a dispute and get a refund with credit card. How evil is this?! Now I am out a whole year of subscription fees for 2 days of usage and I have no where to file a dispute.
Oh, that's NOT it. I later went to ManageCasa's website, and re-read all of the "glowing" tweet reviews by "their happy customers" It turned out these are FAKE tweets. If you click on these tweets, it goes NOT bring you to Twitter.com, but instead to ManageCasa's own website. What a slimy business practice? When I initially signed up, I read through these tweets and their happy story along with all these happy faces. I admit I was too trusting and didn't know you can fake anything online these days...
Final advice: Stay as far away from these guys as possible. You have been warned!!
Recommendations to others considering the product:
If you like to spend hours typing in hundreds of bank transactions each month into a defective software, then this is the product for you.
Don't let their slick website, glowing reviews on their own website, and the smooth talking sale reps fool you, like they fooled me...
What problems are you solving with the product? What benefits have you realized?
I needed the following features:
1) double-entry accounting (i.e. real accounting with journal entries)
2) auto importing my bank transactions
ManageCasa has feature 1, but not feature 2. The sales rep told me that the paid version has both features. But after I paid, I was told Sales mispresented the product offering, but they still won't give me a refund.
